Where to buy under 300k in Australia

    I can buy upto 300k , please suggest some area under 300k with some cg and yeild. Thanks.

    Perth seems to have the best upside at the moment maybe a townhouse in an average suburb there?

    Hmm you should try one bedroom units in Melbourne’s Southbank and Docklands, or some student accommodation apartments in Carlton

    Hi,

    We are based in Brisbane and we are seeing incredible capital growth. I would recommend a suburb called Eagleby located in Logan. It is very up and coming and you can achieve a 5% rental yield. This is perfect for the portfolio for when you do a sell down later in the portfolio phase.

    i bought in Hamilton vic last year for 215k and im now achieving close to 6.5% yield after another rent increase last month. 9.5% annual growth atm which i found interesting. and 11% growth for 3 br homes at this stage, also had the biggest increase in all the regionals in Vic last year at 36%!

    rental demand has been crazy in there (<1%) and agents have advised me to put up again at the end of year ive said no cause not ready to move in to renovates want to keep my tenants happy!. I had another friend just bought there last week just off George st for 290k and is about to put up his place on the rental market for 330pw

    it worked for myself really well! what are you chasing CG or yield?

    Check out Central Queensland. All of the big Buyers Agencies are buying property in Bundaberg and Rockhampton like crazy.

    Hi Troy . Has it jumped up in the last couple of months ?

    We bought several in Rockhampton last cycle , though we'd be in the firing line for the proposed land tax changes and are going to Perth now . For that under 300 , Rocky would be somewhere I'd be looking at at the moment .

    Yeah would be nice. As mentioned Hamilton has been a big influx of flips ATM. Good cash to be made

    Check out Chinchilla QLD. Prices dropped a lot up until around the end of 2020 but recently they have taken off. We purchased a few properties out there for clients and they are now experiencing big gains and good yields as rental stock is very low. Lots of money going into the area with Gas projects. We purchased properties for mid 1's and now those properties are mid 2's within two to three years. One client bought three houses for 450k now he's gained 300k in equity, each property easily up 100k!

    I'd like those returns mentioned above in Chinchilla qld, but the overall high level of risk prevents me from investing in those types of volatile markets.

    A very smart move...only things is to exit...do not hold. As these markets can come off...but that could be a couple of years out.
