    Perfectly summarised

    The logic of equating the long term performance of real estate investment trusts and listed entities on the ASX as a surrogate for long term property market performance is flawed

    With REITs, you are buying the performance of the companies that they hold. I disagree that the performance of a business like Mirvac (MGR) broadly reflects the property market

    No need to compare really, there have been plenty of threads on this.
    If you are good at something then don't reinvent the wheel.

    As far as shares go there is really no one sharing their success, so its a mute subject really;)

    Then again I guess it only gives me $40-50k of net passive income a year so that may be too small to be considered "success" :cool:

    @MTR For me it comes down to 'the average shmuck" test. If the average shmuck can make excellent money in something consistently, then I'm interested.

    How come I missed this, well done:)

    I am not with charts, don't understand what it means.

    So how did you generate this income, years etc.
    Using equity/Margin loan etc.

    If you care to share

    The chart basically shows a variety of liquid assets returning ~10% a year net. Not massive (and less than I've netted from property) but it's set and forget.

    Some money from equity releases, some money from earnings/savings (debt recycling PPOR loan). No margin loans.

    All while gearing up for our next property purchase :)

    I'm pretty sure @Nodrog and @SatayKing have commented in the threads they have more $ inflows than $outflows

    @Snowball was FI/RE

    And others have shared success in the markets
