If you feel you are time poor, need strategy tailored to your needs, cant identify growth areas or need expedited growth; a right agent may help. Else, educate yourself, read as much as you can, understand what you need, numbers to achieve and take informed calls. Cheers
Hi @Aman Mehta, for $300k there are still a couple of decent options here within the Hunter Valley NSW which will provide strong yields and more importantly, long term tenant security. Hi Ashish, Looking as a property in my budget at present for under 300 k , that can generate enough positive rent to pay itself and bit extra if can ,for future keeping in mind vacancy rate etc .Hope that helps .
Hi Aman, It is not difficult to achieve positive yielding properties in this budget in any state except nsw for that matter. The questions are: 1. How regional are you planning to go? 2. Will you trust whoever provides a recommendation and buy there? Not doubting the members but will you trust the rexommendations? 3. What does your research and analysis suggest so far? Regards
Hi Ashish , For me all doors /states are open .Any recommendation are great as we all learn and share knowledge . My research at present giving positive results in states SA and Qld , it all depends when and how i get to it .
If you go with stats, I would bank on se qld and north of adelaide 15 kms to 30 kms. Try good growth suburbs yielding 5% plus. Regards
Hi all, I am an Australian but now working overseas, and most likely will be working overseas for next 5 or more years. I always waited for right time to invest but never been able to do it, always thought markets will crash. My biggest mistake but I also got lucky in few shares investment and my career so not all lost. I am originally from Sydney and would like to come back in some point in time, there is no definitive timelines but with the way my career and job is going, I doubt it will be anytime soon. Based overseas, I don't have the luxury to talk to people on the ground or get insights into where to invest and its only online research. So I am looking for a reliable and experienced Buyers agent who can help me to find the right property for me. Ideally my preferred states are NSW, VIC and QLD...Given its for investment purposes, it can be capital cities or regional towns (e.g. SC) I don't have an exact investment strategy in mind but below is my high level financial situation and what I can afford. I am looking to purchase an investment that can give me the best capital gain in mid term (by holding) or in short term (by subdividing and selling). It can be one house or two houses. Total loan/investment amount: 1.5m I have done some research on how the buyers agent can assist me. If there is any buyers agent on the forum, please PM me and we can get in contact.
With that budget you can get two properties potentially with both achieving roughly a 4% rental yield. We just purchased a block of flats in Greenslopes off market for $1.35mill and is bringing in total gross rent return of $63k per year and it is sitting on 810m2 of land which can be developed in the future. So long story short there are so many options with the Brisbane City Council with that budget.
