Looking for a PM that covers LGA of Logan, Brisbane, and Moreton Bay

    Hello Chatters!

    I have decided to look for a new property manager.

    Ideally, I would like to have one PM company that looks after my Brissie properties.

    Location wise - my properties are as far south as Eagleby and far north as Deception Bay.

    Any suggestions and feedback on your experiences would be greatly appreciated :)

    Although having one PM does have its benefits such as potentially lower management fees and other PM costs and also having to deal with only office, the reasons not to use the same PM over such a large area i think outweigh the benefits.

    When having your IPs managed, you want a PM who is local and knows the area well. They will be able to keep on top of any rent increases as the market moves in that direction and will have access to contacts in the area such as maintenance professionals and other local resources. In addition, generally PMs have a tenant pool from which they can have access to in the event your property becomes vacant potentially speeding up the process of getting your IP leased.

    Just some things to consider. :)

    I see no real benefit in doing that, hard enough getting ones good at looking after things a few mins from the office. I too think that is spread too far and anyone saying yes to this is likely cutting corners, there has been people on here offering that sort of thing, would steer clear.

    Hi Taku,

    I work for LJ Hooker Springwood, and as much as we love taking on plenty of managements, in benefit of the investor, it may sometimes be advantages to utilise more than 1 property manager depending on who is closer (and as mentioned above, experienced in the area).

    I work in the Logan area, and Eagleby is certainly in our zone. We usually would manage properties as far north as Northern Brisbane City, however we obviously would not say no to any managements. However, its the risk of your service not being provided to the best possibility. E.g. inspections will be delayed considering distance...

    I personally would not want a PM who is further than a 10 minute drive from my property.

    We use Little Real Estate (formerly Rental Express), their speciality is property management and they have 8 offices in QLD.

    The thing I like most about them is they have an App for tracking rent payments, lease expiry etc. so it's really easy to keep track of what's happening with your properties.

    They also negotiated a lower fee for multiple tenancies, let me know if your keen on them and we might be able to get a better bulk property discount.

    @Taku Ekanayake i think you'd be better to find 2 PM's or 3 max. but also see what PM software they use. If they use the same you'll be able to view the $,inspections, invoices etc on the one webpage login gizmo - "property me" is one i log into.

    I highly doubt you'll find someone between Eagleby and Deception bay that would consider it 'their zone' both ways...
    Silly investment move to make having only 1 property manager for properties so far apart....

    Personally, i wouldn't trust a property manager who tells you they would competently be able to manage all of those properties efficiently.
