    There is an existing albeit slightly outdated thread on SS around PM's in Logan.

    Not necessarily looking for the cheapest, but one that you would recommend. I understand you usually pay a premium for a good PM that might charger 8% vs 7%, but you also see a lower vacancy rate, and often 4 inspections a year vs 3.

    Let's hear em

    Loving Lu and her growing team, both my own Brisbane portfolio and also my partner's are sitting with her team. They do a great job!

    Also, t he mobile nature of their team is a massive asset too.

    Lu Bracher as well +1 from me, her team has done an amazing job for us in Logan and the Bay area.

    We had one really problematic 3 month settlement which then turned into a 2 month vacancy, plus some maintenance issues, and a fence replacement dispute with a neighbour. In addition, we renovated the kitchen with their help at the same time. All this for no charge, and they never complained and never earnt any money until now when it's finally tenanted.

    Will definitely buy more in Brisbane partly because of property mangement hq.

    Some other PMs will take their fees and do nothing.
    Lu's team give the full service, and go above and beyond, will inspect properties for you and give their opinion etc.

    I think they're worth every penny, having said that, their rate is pretty standard for QLD agents and not an issue.

    Lu Bracher for me as well.. at one stage I just texted her and requested an inspection of a property that I am thinking of purchasing, she replied with 23 photos of the property and called me straight away explaining her thoughts on the property. Very thorough, friendly and professional.

    Gotta put the good word in for Lu as well. She's gone above and beyond for me including re-inspecting a place for me (a week after I'd zipped through), taking over 100 pics and writing me a Moby Dick-length email with the pros and cons.

    I can advise 2 property managers NOT to go near, speaking from first hand experience with my properties, and they are Tony Harper from Harper real Estate and Paul Flynn from Paul Flynn properties. If you want arrears and poor management and communication, go to them.

    Another vote for Sumayya Burger of Red Rocket Realty. She's tough but fair with tenants. I don't need a zillion photos of a property. I need someone to manage the tenants when the tyre hits the road.

    For another option, I will throw into the mix Ellisons Specialized Properties. They are mostly commercial, but manage a handful of resi properties for me in the Logan area. Excellent service and great rates. Ruth Ellison is the contact.
