    Alot of talk happening in the other thread about how much cheapies will increase. Well I'm betting Logan increases 50%+ easily and maybe even double in price by 2022-2023.

    I'm already seeing houses sell for $450k+ when only 12 months ago these were $350k homes. That is already 28.5% increase. I've seen some examples already >30% growth. Easily we are going to hit 50% in 2021. Double the value very very likely.

    If homes in Logan hit $550-$600k for all suburbs lets say (some suburbs in Logan are already higher than this right now) well its still EXTREMELY cheap value.

    Even at $550k or so price you could not build an equivalent house for that price. If land value is $250k-$300k there is NO WAY your building equivalent housing for $200k. These days you wont even get a build to lockdown stage at this price.

    Logan has developed a lot and is gentrifying at a very fast pace. Areas like Shailer Park, Daisy Hill, Meadowbrook, Marsden, Crestmead, Beenleigh, Loganholme, Loganlea are tuning into some very very nice suburbs. I would even live there myself and I'm used to living in North Sydney and now in the Hills area in Sydney. I'd have ZERO issues living in Logan.

    Low low stock and extremely high demand is pushing prices up in every suburb of Logan at the moment.

    Love this post. I have lived in plenty of places including north of melbourne and west of sydney adelaide housing trust. And other great places in tropics NT etc.

    Moved to loganlea ( decision made re: transport to CBD ) and was impressed. Now i NEVER believe the haters. They are wrong.

    ....... and normal ppl are nice ( posh ppl not always ).

    Who says logan people aren't nice?
    I find them very host friendly. My ex-manager is from there and very nice human being, bit on the bogan side in manner, but nice.

    100% growth I'm not sure about that. If that happens I'll most definitely be retired.

    50% is definitely possible. Already seeing easily 25%-30% in many places in Logan. I think 50%+ by end 2021 and definitely by 2022 will happen.

    Has Logan increased that much? 25-30%. Inner-middle ring North side Brisbane has only increased 20% since early 2020

    Percentage wise yes. Looking at my Crestmead 4/2/2 I purchased $340k. I would quite easily sell that for $430k at the lower end and on the higher end $450k. Using the lower number thats approx 29% gain. Heck even 3/1/1 are selling for mid to high 300s now.

    Price point is lower but percentage wise its a considerable gain. Some places are even higher. Take Bald Hills for Example. I have a house purchased for $390k. Agent (one of the most popular ones up north) have advised if they dont get me $600k+ I don't have to pay them any fees they are that confident. Huge percentage wise gain.

    I'm contemplating listing it in a few weeks. Lets see.

    I still see some cheap prices in Logan Central though hehehe... are those bargains of the lifetime?

    All depends how much work they need. I've seen a few investors buy 'cheap' properties in Logan only to find out they are not so cheap after the repair costs. Cheap properties over the last few years in Logan that didn't require many repairs might have been the bargains of a lifetime?!

    Prices don't lie my friend. :) - Logan on fire.

    I have been paying very close attention to this house look at my post below linking this exact house. Excellent price achieved for this.

    Not so easy to find comparable sales with this one, looks good but small block. Prices for three bed vary by up to 80k depending on block size, pool and reno.

    390 but Im not sure on this one.

    A short drive up the road you can buy brand new on a smaller block in a new estate in this price range.
