    After years of doom of gloom seems like theres a light at the end of the tunnel

    Hopefully things continue. Not yet ready to sell (dont know what to replace it with and enjoying 8% hassle free returns)

    the suburb i watch has an identical curve, including a (5%?) softer period early in the pandemic

    Whilst they are selling fast and demand is high I haven't seen a lot of growth from the suburbs that are back from the M1. It will come when Loganholme and Tana Merah become unaffordable which will be pretty soon now that Rochedale South etc buyers have spilled over into these areas.

    Definitely agreed eastern side of the highway has gone crazy!

    I'd argue prices are still rising everywhere though, for example:
    - 4-Bed modern brick in Waterford West has gone up at least $50,000.
    - All the terrible cheap "fix me up" homes in less desirable are going for close to $300k when they recently would have barely had a "2" starting the price.

    However, I've had a couple of clients still picking up decent deals. Under $330k for a little 3/4 Bed lowset brick in a decent neighbourhood needing only minor work was a great score recently.
    Looks like you can still get a dirt cheap unit/townhouse every day of the week too, but with body corps of $800-$1200 a week there's a reason they're resisting growth...!

    I did notice the 'expert view' is not done for all suburbs so i think Loganlea must be special

    Maybe. But its a good sign if it sells or not. Never in the past would a 3 bed in Crestmead even be near $400k. This is how hot the market is in Logan.

    Even is if sells for $380k+ we are making substantial gains. I bought a 3 bedder in Crestmead for $270k that is HEAPS nicer than that plus bigger land. Let the good times roll.

    These were selling about your price and just bit over $300k last year/2019/2018. $400k would mean a 30%+ Gain in 3 or so months.

    I'd say $320 to 330k

    I have had a few calls from this agency advising me that have buyers for my Marsden properties.

    I'd say more like $350k+ quite confidently. Most 4/2/2 that are in good condition with 550+sqm are fetching $400k+ easily now so that has definitely moved as well.

    In saying that though an agent advertising a property for $420k and accepting a $70k price reduction? I don't know about that. That would just make the agent look real real bad and portray he knows nothing about the area and is totally out of touch.

    Anyway lets see. It will be interesting I have bookmarked that house. Lets check again in several weeks. Dont forget all it takes is 3-4 homes to set the new norm of a suburb then the trend and comparable sales just follow. I'm praying this gets $380k+. Fingers crossed.

    I agree it will fetch mid-higher $3s. Prices really have started to move in that area. I own a 4/2/2 on 600m there and have just purchased another for a family member.

    51 Rachel Drive - $475k+ offers. Logan on fire people!!! These will all be over $500k soon. Very soon.

    I got one investment on the same street pretty much identical and picked it up for $345k. Giddy up baby!!!!

    This agent knows the area very very well also. He knows what he is doing.

    Now, that 3 bedder on Wilkinson Drive above has a very very good chance of selling for close to $400k or over. Lovin it.
