    It seems that the people who demolished the pub in Carlton have just had their land revalued at $8-10 million. I believe they purchased the pub for $4 million.

    So, it seems I have stumbled across a very lucrative new property strategy. Purchase culturally significant heritage property in high demand areas and destroy it. Pay the $200,000 fine and on sell.

    If you're really clever, you could just burn the places down and avoid the fine entirely - maybe even score some insurance money.

    Seriously though, I really do think they need jail terms for these types of serious breaches.

    Can back fire .....

    In a similar vein , some people chop down or poison trees to improve views .

    When this happened in one place on the central coast , the local council erected a billboard where the trees had been saying it was illegal to poison trees and what the fines were .

    This isn't referring to the sign I've seen , but same concept .

    This tactic been around a while. As many would know with a lot of country towns going into decline over the past 40 years or so there’s been a fair bit of this going on. Particularly in places where there is an obvious over-supply of pubs leading to operators going broke. Usually it’s a fire - colloquially referred to as having the ‘red steer’ run through the place. Insurance companies are onto it though don’t worry.

    PS. I just realised there are actually a couple of hotels / motels around Australia actually called “The Red Steer”. Hope the owners are not superstitious!

    Council can make you replant trees and refuse future DA applications.

    Illegal activity is rarely the best way to go about things.
