    This is what i'm saying, with shares etc there are ways to work out what a company is actually worth (not speculative) by their annual report, earnings etc. Is there a similar way to do this with property? it seems most people just go with their gut 'there are too many units being built in Brisbane, they will go down' 'lots of Chinese are buying property in Sydney, its going to go up'. its all just speculative, no solid numbers.

    You can check was the estimated increase in demand for units is in Brisbane per year and they built about 5 years worth of that in a year or so (do some research and you will find the actual numbers). It's going to take years for the supply to be absorbed. They aren't building hardly any units now so it will even out but it's going to take time. It may not be the worst thing to buy a unit in the next year as you will be buying at the bottom of the market.

    Real estate is all about supply and demand because land in desirable areas IS finite, unlike shares. I value real estate a few different ways.

    1. Formal valuation
    2. Supply and demand of an area
    3. Recent comparable sales
    5. Add value potential

    I'm also thinking along similar lines, I've now started assessing the potential properties address against the flood map too!:

    Is there any way to know the concentrations of public housing at a suburb and street level here in Logan/Brisbane/MBRC ?
    Read an article on Domain saying it has major impacts on prices but couldn't find a proper source for the data...
