    I'm living in Australia so books that might be directly beneficial would be much appreciated.
    However I'll buy pretty much any book :p

    People have posted a lot about books in the past. Just search on "books" and you'll be able to find a lot of info. Some of the books are more specific than you need at the moment, but there's a lot of good info out there.

    At the moment I'm reading the updated "Rules of the lending game" from Stuart Wemyss which is a good reference for any investor IMO.

    Yep - I've read this one recently too @Cousinit - very good read. Talks about different criteria lenders use to gauge how much you can borrow such as serviceability, equity, and so on.

    For beginners I like these two as they talk about the basics of how property investing in Australia works, without pushing a particular strategy.

    My 4 year old the Property Investor

    One thing you can do is check out your local library. A few times now I have had library staff purchase new books I have put in search requests for as well. You won't get a better deal than that!
