Advertising property on Wechat

    What can be done with the block? Retain and build or knock over and build 2 units which is probably not profitable. Have you done a feaso to show prospective buyers and what profit (if any) they could potentially make?

    Properties dont move primarily because of the asking price. Thought about dropping that?

    Hey Colin, yeh its a build and retain or you could demo & build 3 units. I've already dropped it 2 times, so I'll see how it goes for now until I think about reducing further - which I'm hesitant to do. So do you think adding a feaso to the advert would help?

    Yes I do. A DA would be even better so you could flip it as a development site.

    Where can I get a feaso from? Yeh DA would be good, but i'd need to draw up plans etc

    I know this may sound stupid but the number 44 may discourage chinese investors overseas...there's a level of superstition among chinese investors, if that's the group you are targeting.

    There's a thread here: House number 13

    I'm Asian and 4 to me is no big deal. I live in house number 4. 4 in Chinese sounds like 'die'. So 44 sounds like dying twice - Tetraphobia. I was looking at an office space on a level 4, nice office but that kind of deters me because most of our clients are Asians. So the number 4 has an effect...at varying degrees.     Thanks for the explanation, my house number is 4.. so that's very creepy. Kind of like what westerner's think of 666, spooks people out

    I got my house for relatively cheap at the time because probably not many prospective buyers who are turned on by 4.

    I know you've lowered the price a couple of times, but how sure are you about the market price?

    A quick search of the area and it looks like there are quite a few comparables listed for 320k to 345k. And even some land for 300k!

    Also suggestions only... is it sub dividable today or waiting for zoning? I know developers will be knowledgable but just as I read the ad... My interpretation is the zoning is yet to come which I don't think is your intention (The word "future" is used a bit in the ad)

    Also is it worth including the zoning in the Copy somewhere so it comes up when people do a zoning search with the price range.

    ...just a suggestion is all :)

    Why not give dedicated classifieds portals like juwai and myfun a shot?

    You have a desire to sell, people on said websites have a desire to buy.

    I've seen many people throw money away on WeChat believing it like God.

    I spoke to my agent, apparently there are all these restrictions for overseas investors.. I think it's easy to buy off the plan/new properties but legislation has made it difficult for them to buy into established properties - is this the case?

    Myfun is owned by REA Group.

    Ask your agent to speak to their REA rep for pricing would be my best guess.

    I do see a lot of established housing on there, I suppose if they want the property bad enough, they'll find a way??
