    I agree, you probably made 50k on purchase price straight up without even considering that the market is coming to life there.

    Latest settled was a house in Tranmere in SA in January. This is the 5th development site I am holding for future development. I have a pair of houses being developed in Adelaide currently near DT's.

    Recently exercised an option on a CIP to be held in my SMSF, should settle in a couple of months

    Settling in September on a 3bed 1bath post war in Bardon Qld on 640m2 for $450,000. Needs a Reno.

    Older house on almost flat 809sqm Birkdale Brisbane Qld. 1km walk to station. Should settle in a week.
    Water views. Needs a reno. All for 490k. :)

    You confident youll be able to hold off for the entire 5 years? I know when I look at plans and start coming up with ideas I want it NOW!!!:) especially for a ppor.

    April 2015 - Ivanhoe (Melbourne) 2 bedroom unit that came with a very long term tenant (20 + years) who is happy to accomodate cosmetic renovations. :)

    More details of the tranmere purchase? Really like the potential of tranmere/rostrevor area. Good school zone, large blocks, really really nice suburbs close by.

    I have the ball rolling for another small purchase in SMSF just waiting for term deposits to mature.

    Settling this Tuesday on a property that adjoins another currently held in Nowra CBD making one large parcel of flat developable land to yield a combined 6.9%.

    Unfortunately had to pay the full ask on this second one in order for it not to hit the open market but the yield is good enough for me considering that the purchases are essentially land banking.

    Intending to buy again in Brisvegas once I secure a tenant for my first IP. Waiting to next apply for finance once a lease is signed.

    Might then diversify elsewhere.

    Settling at the end of this month on a 2bed 2 bath 1car newish (8 yr old) unit in Annandale, Sydney $740,000. CF neutral. Hope to hold for the medium to long term.

    At the face of it, sounds good to me. Bardon is a great area. The price seems good for 640sqm.

    Not that bad, about $40 per week under what my PM thinks is market rent. But I think the bond was, my PM collected paperwork from previous PM on settlement and it was $150.
