I still have plenty of clients purchasing in Wynnum but this has been going on for a while. I think there is still plenty of room for prices to move north.
Go for it. I'm of the belief that the whole area is still heading north like Shahin said. Highly desirable bayside living that's not too far from Brisbane and there are good roads and trains to the city in the area and easy access to the airport too... why wouldn't you? Disclaimer. I bought in Birkdale and it is gorgeous. I snagged water views for a reasonable price in June, and the prices have noticeably gone up since then. Anyway... I love the area, and I think there's still plenty of growth to come.

I wasn't allow to bid remotely, and too lazy to drag my *** up there. The lady said it can only be sold at auction as it is public trustee sale.
Stick to the areas circled in green. Local. Was driving around this morning & the amount of construction going on is eye opening. Didn't go through a street where there wasn't several houses being built or renovated.
May I ask why you haven't included included the streets SW of Mountjoy St, ie Irene St, Carbethon, Manin, Beringer and Haylock? - These are still to the East of the rail line? or, even the other st's along Tingal?
ok, just a bit confusing since you have you green line on Gibbs St significantly closer to the train line.... In all honestly, is the train line that loud, particularly in between stations when the train has already peaked at its max speed? Many years ago, we lived ~ 10 houses distance from a train line (Epping AKA Sth Morang Line now), and can't recall where we heard a passing train? I presume trains have become quieter now? The situation would be different near a level crossing where you have the boom gates ringing....
Tremolo - Thanks for doing that. Prices are starting to rise so a few of us are now looking Wynnum West ? Could you do something similar for Wynnum West please ? There is a little pocket north of Wynnum West state school to avoid ? Anything else ?
It's just a rough guide, I spent about 35 seconds on it so if there are areas closer to the trainline than something else it's probably due to a unsteady hand. That, and the area around Wynnum Central station is a bit dodgy IMO. I just don't like that pocket. With the train it's not just the noise - it's not that nice to look at, there is a stigma attached to it, and when you look at crime heat maps there are always red spots along the trainline.
You need to be mindful what you can afford in the pockets close the bay. Most of them are LMR which demand a higher entry price, eventually developed into townhouses
