    2257 and 2260 is the best area in central coast. Also more expensive than other area.
    You won't get wrong. Compare to best area in Sydney, house price is 20-30%? It has big potential.

    And with the new proposal of fast train, and Ettalong beach ferry to Sydney, which they are finding a more practical way to do it, house price can possibly doubled later when some change happens.

    Rockhampton can be tricky, have to be careful to some tourist place which don't have enough population and buy/rent motivation

    I've got two in Park Avenue.

    Their growth forecasts and future plans, neither of which ever panned out, had me fooled.

    Quick update - We did some cosmetic renovations(painting, flooring, appliances update) in our place.
    Here are some numbers
    Purchase price - $460K in Oct.
    Renovations - $11K
    Recent valuation = $500K

    And i believe the market is also still moving up here. Properties are being snapped up as soon as they come on market.

    Yes, I'm checking almost daily, just in case the property next to mine comes onto the market. I wouldn't want to miss out on that, as it's a good development opportunity.

    There is also one multi-house sale listed in Umina Beach, close to the Coles. 3-4 house owners seem to have gotten together and listed for sale as development opportunity.
    Where is your property ?

    Mine is on Paton. FSR of 0.85, which can be increased by 0.5 for low income housing. You need over 1000m2 and parking as well though. So if the house next to mine was to sell, I'd have 1400m2 to play with, which would mean a maximum total floorspace of over 1800m2.

    While mine is in the dodgy part of town (for now at least) and I can't expect values like that, it's still crazy how much is being paid. I bought mine for less than $300k five years ago. Should have bought more!

    Yeah know what you mean...even the dodgy parts have clean up a lot!

    The NSW govt pretty much sold everything with problem tenants off...only oldies now...

    We bought 2 Piper St in March 2015 for $558,000.
    2 Piper Street, Woy Woy, NSW 2256 - Property Details
    Do you guys think it's worth 750-800k now? 678qm of land.
    We missed out on 4 Piper St in August 2015 for over $600,000. The property was really run down with just 2bedrooms, the Chinese buyer who got it at the end seems like willing to pay any price so we backed down after 600k, regretting now.

    Just had a look at 38 Paton, that looks like really cheap... but i guess on the corner of a big road devalues it a bit.

    I was born there but we moved when I was about 2 years old. We had a house my dad built, have to go back sometime to see if I can find our old house. The place sounds like my type of place to live, water and close to Sydney but with fresh air and fishing.

    What are people's consensus about selling at this time? I have a place nearby in Gosford, debating whether to sell now or wait until ATO building is complete. Herron Todd White suggests it's peak of market for both units and houses on the Central Coast.
