VIC Would you enter your IP alone to inspect while tenants aren't home?

    Tenants have given notice so I want to inspect the property while I'm in Melbourne visiting friends . The PM sought permission from the tenants who said I could enter next week . The PM said I can pick up the keys at his office and let myself in but I don't feel comfortable doing this in case I'm blamed by the tenants for something that goes 'missing' . Tenants have a history of being passive aggressive . Would it be wiser to insist I meet the PM at the property so we can inspect together?

    I'd want someone with me, especially if the tenants are problematic.

    The agent PM should accompany you IMO. It might not be a rule or regulation but it would be best practice.

    Wouldnt bother me. I really cant see theft by landlord being a common or very believable claim.

    The tenants own a restaurant and my old PM said they have lots of cash on the premises.. old PM would bat for the tenants and tried to make me give them free rent for installing a split system.

    Someone told me this..

    I dont think legally you are permitted to enter the premise with keys whilst tenants are still paying rent, even if they say it is okay, dont trust it.

    You can give the required "notice to enter", (24 hours?) and go inspect whether they like it or not.

    Looks like only for specif reasons though, unless there hasn't been an inspection in the last 6 months? Other wise just take a "prospective buyer" with you ;-)

    Landlord or agent entry rights and obligations

    Meet the PM on site and do a walk-through together. Even with 'good' tenants I'd be doing that.

    I would not worry about the cash that's their.. problem..In Qld the title holder can enter the property very quickly if it's a repair -plumbing -hws ect..otherwise i think it's 24 hours ..

    Just be care--full with this all it takes is you walk in on a serial litigant ,don,t go alone and if you talk to anyone tape it as a reference point plan b..good luck ..

    Follow your state law in regard to giving notice and accessing the property, any other approach is a recipe for disaster

    No I won't if I were you. Notwithstanding potential safety issue, what about the tenant said he/she lost an 18 carat diamond which he was sure he left it on the dining table. You have never seen it...? o_O

    Are they going to declare that they 'lost' the undeclared cash? ATO might take an interest ;)

    Yes I just need to give 24 hours notice before I inspect but I'm wary of doing an inspection on my own.

    Update: I've arranged to meet the PM at the property even though he was reluctant to do so

    Can anyone recommend a good property manager for inner Melbourne who knows their stuff and won't charge more than 5.5% inc GST, one week leasing fee
