Would you consider this acceptable?

    If you live nearby, I'd go with the PM when they inspect. What they consider acceptable could be different to what you consider acceptable.

    Rubbish job but may not be dry so looks patchy when photo was taken?

    Um....why are you supplying them with a dryer? And, well....I've been guilty of that myself, but found a cure. I no longer have a dryer.:oops:

    Took the pics last night.
    The patch work was an attempt by the tenant more than 3 weeks ago.
    Handyman obviously didn't know how to use a sander.

    I do live nearby, but don't work nearby - 40 min train ride.
    The only available time i have to inspect is late at night. :(
    Either way, once the PM inspects, I'm inspecting again.
    I've got all the before handyman pics as a reference so i know where all the marks are.

    It was to compete with what the new units have. I was also going to put in clothes hanger, but figured they could always buy their own foldable one from bunnings.

    Its a free standing granny flat, so no requirement for one.

    Get them to do the inspection on a Saturday.

    Unacceptable. That's actually not having enough paint left on the roller and just giving it a once over I think.

    I'm sanding and painting at the moment with no professional experience, that is a crap job.

    This.

    A feeling that nobody will check the work - and a misguided belief that the cost and / or quality is less important to a landlord than an owner occ - so it's "OK".

    Trades and tenants should both equally understand the landlord not only cares ... But cares enough if not more than anybody else. Similarly show a tenant you care and you will have a tenant that pays a little more attention too.

    @neK I am no handyman, but I could do a better job with my eyes closed ;) Let me know if you need help with fixing it up.

    PM gave some dodgy handyman a go in my property installing a cupboard with range hood. Very, very bad work. 'Handyman'didn't listen to me but did listen to the manager of the agency. He'll never work for them again.

    So, are the tenants having the damage fixed with bond monies or did the agent say its 'wear and tear'....? I had the same thing, tenants move into freshly renovated/painted modern nice house, I didnt renew the 6 month lease they had as crap tenants, when they vacated the walls in the whole house has small dents and marks all over them, (plus the carpet is stained with oil, can see dirty foot prints in all the rooms) PM says this is fair wear and tear and if I went to the tribunal I would lose. After 3 months of arguing with the PM and agency owner they finally agrees to lodge the bond form asking for $150 to fix the walls...! By the way it was Gordon Hay Realestate Deception Bay QLD do not use them they are totally useless....

    Its being claimed against their bond.

    Some of them are scuff marks, others are actual dents from when moved in and recently moved out.

    I second that... Gordon Hay Real Estate Deception Bay are the most useless PM's I have ever dealt with.

    Withhold bond.
    Get it fixed properly - give the person who did the work at chance to rectify because if it ends up in court you need to seem to have been fair. Give them a set deadline say one week if not done by the deadline then organise somebody else to do it and don't pay the original invoice.

    If invoice to rectify the problem exceeds the bond amount then an insurance claim needs to be done.

    Property managers really need to be a little bit more on the ball then in this case

    When patching a wall its very hard to match the colour, even with the exact same colour it will just about always Standout, the whole wall needs to be done.
    I let the tenants have a go once...lets just say they tried. Make it clear they should get a professional in and needs to be to the pm and LL's standard no matter who does it.
