    - Muswellbrook - that town will literally fall to pieces and disappear. Some developers have a veeery sneaky strategy for getting inexperienced investors to build new homes 'guaranteed $450/wk rent for the first 12 months'.
    - Wellington - that place is personified ice.

    Other than that.. I got nothing.

    @Tekoz it was another members post, I am not sure where the figures came from (you can ask or PM them)

    I am not really sure of that area, so I cannot tell you, personally, I pay not a lot of attention to such things, and as I had a few smiles in there, you should take it as not having too much of a serious meaning to the message.

    The poor old Muswellbrook, well, yeah, it was a ghost town in the main drag before the big drops, with more likely to come, also, it must be hitting Mudgee a bit, but they have other money in town.

    Wellington, well that is a nice looking little town, it has activity in the main street, some members say they are doing ok, don't rent to just anyone is probably the key.

    Not sure if Lake Munmoron has gone up in price the last 6 months but it does have potential.

    Muswellbrook NSW .. Even though a lot if you say the town is dying... House prices seem to be a bit steep there, hardly anything under 200k:eek:

    Bogan Gate - The next Park Ridge.
    Tekoz could buy up big and wait for the demand to improve. Do your own development, Mate. Sell house and land packages to all those poor Sydneysiders who are priced out of the nation's most expensive city and moving to the next big thing..

    I have in wagga, and admittedly it hasnt been to my expectations but I doubt its going to be the worst suburb to invest in, I simply think it just wont move in 2016. not much that I can see that makes it a bad suburb to invest in?

    What about Ashmont ? Have you seen the threads on here from investors that cant lease out their IP in Ashmont?
    Ashmont seems to be going down in price for what im seeing.

    to be honest, its nothing new to find it hard to a tenant in ashmont,

    and yes there were 1 or 2 guys saying hard it was, its not new stuff,

    and yes I have in ashmont too!

    Finding tenants is very seasonal in Ashmont. Vacancies are high at the moment but that will change in Jan/feb. Wagga is on the "start of recovery" corner of the property clock so it will be interesting as to whether the expected growth will be across the board or just in the better parts of town.

    thats a tough one, even a few of the agents are scratching their heads saying, what happened over the past couple of years,

    its normaly for regionals to follow the metro big cities, but it wouldnt surprise me if this didnt happen.

    I m not too sure on the "state of recovery" aspect of wagga to be honest
