Work from home real estate agents

    Some real estate agents, including PMs, work from home and work for himself/herself. What happens if the PM, who takes care of 200+ IPs, is going overseas for a holiday.

    If the PM works for themselves then they are also the Licensee-in-Charge. They would have to nominate another license holder to be LIC in their absence. (And presumably pay them).

    Most people in small businesses regardless of industry cant really take holidays.

    My PM used to get another PM to mind the properties whilst he away. I believe he then looked after hers when she goes away.
    Now a days the company is bigger and a staff member looks after it.

    That means thevPM and LL are immune from any local laws and you can do what you want within legislation right now.....

    Unlike property investors or developers who do not have a legislative framework, licensing to operate and face disciplinary action If they stuff up.

    There is no framework, it is have at it I thought ?

    Maybe Justine and the Lucky one can chime in, last time I checked they were a law unto themselves ?

    What's a holiday?

    PS. In Victoria at least the OIEC must nominate someone else if they're going to be away for a set period of time.

    I get asked this a lot as a small business, everyone should have an effective strategy in place for dealing with expected or unexpected absence, which we do.... But when it comes down to it though, the best answer is that we just don't take (long) holidays :D

    Well, felt suprised today.
    I got an email from a new property management agent (home business) in Upper Mt Gravatt, saying he is not available till 23 December because he is on leave.This was the second time I contacted him. Two weeks ago he said he didn't have time because he had to do inspections. His website says there are eight people in the family involved in the business. I am confused.

    But anyway, I will meet someone else tomorrow to get my IP listed again.

    This is a polite way of saying "I am not taking on any new business at present as we cannot cope with the workload that we already have and out of fear of disappointing new clients we will make it as unattractive as possible for you to approach us. If you persist in contacting us, you must be desperate or not in a rush considering that the agency will be closed for a further 2 weeks after Christmas".
