    I am just wondering whether this latest lockdown in Sydney will put an end to the price growth in Sydney. Please discuss and comment

    It looked pretty grim last year during the much longer and more restrictive lockdowns.

    then after that.....

    Far too early to tell. Its only a week. If it calms down, its a non event. And fact is if you bought well in the past and dont plan on selling for a while, it doesnt matter. Even if it did slow or fall during a lockdown, what will happen after that?

    how has your crystal ball been recently? What do you want to happen, and is that affecting your prediction?

    If I was a seller in current market, lockdown is certainly not a good news. I think Sydney lockdown will slow down residential property markets for at-least until the start of the summer if things don't get back to normal very quickly which is still 50/50 chance.

    Having said the above, there are currently no restrictions on buyers attending opens.

    Melbourne absolutely had an impact. See the Sydney/Melbourne lines drifting apart since Melbourne lockdown and it hasn't really picked up the pace yet.

    From what I've seen with Melbourne based clients, coming out of lockdown seemed to accelerate growth of prices on the ground if anything..... not slow it down!

    I didn't say it wouldn't have an impact, I said it wouldn't stop the boom.

    Everyone thinks this boom is going to go on for awhile. I'm gonna go the other way and say it will slow down and start falling by end of year. No data to back it, just want to be different.

    House will likely do well as importance of space will be reminded again.
    Also new stock will be pulled from the market much like last time.
    Who knows.

    I think my theory may play out . Seller’s May hold of listing while buyers are still out .

    I don't think it will put and end to the price growth in Sydney. Just a pause before it resumes.

    More importantly it will fuel another beginning to the frenzy in South East Queensland as fed up Southerners continue to bid up prices. Assuming the Great Wall of Coolangatta comes down by September, the next school holidays up here will be a doozy.

    Biggest positive impact will be Logan. Biggest negative impact will be Vaucluse.

    Service providers will move to qld.

    Gladis will be replaced.

    The breakaway will be caught by the peleton in stage 4

    I haven't listed yet but due too. I'm thinking list it and keep auction date TBD til lockdowns lift in which case then start the open house + auction campaign.. what do you reckon?
