SA Will Adelaide perform from late 2015/2016..will it be a goer?

    Thanks for this Corey.

    from 2006 to 2009, Andrews Farm % increase was higher than that of Adelaide metro. Would that be due to land releases and brand new houses hitting the market in Andrews Farm? It would be interesting to see a report for a different Elizabeth suburb that did not have new land releases (i.e heaps of new houses hitting the market).

    How do you see Andrews Farm and MPW perform over the next 5-10 years?

    17km is about the entirety of adelaide though :p

    Buy 1 North, buy 1 South, buy 1 West wait 10 years sell them all and buy 1 in the East. You might be lucky and end up round the corner to Christopher Pyne.

    I personally am not sure of any great drivers for the area, so I think they'll follow the average at best, but can't see them outperforming any median growth compared to the metro average.

    You've touched on an important point, you need to be very careful with median data in factoring in that areas with an influx of new builds can apply pressure to median prices where the individual stock prices have no increased at all.

    We're looking a 3 bed house in the Seaton area. It's come a long way over the years in terms of socio-economics.Fingers crossed for 2016!

    I bought my other place in MPW in 2013. It's 4 Br 2 bath double garage and around seven years old. I paid around 265, it rents for 320 per week and the bank had just arranged a val which came in at 310. It's not impossible to make money in these areas.

    Well this thread has been an interesting read! There has been a fair amount of talk of high unemployment rates here in S.A. Having read through the thread here are a couple of projects that may be of interest and should provide some much needed employment here in S.A now and into the future.

    A defence project called AIR7000 witch is the replacement of the ageing AP-3C Orion fleet based here in Edinburgh a northern suburb of Adelaide.

    Cost of project: 4 billion including support facilities.

    "This project will offer significant opportunities for industry and jobs creation. Australian businesses have already won approximately $8.5 million of work associated with Australia’s participation in the P-8A programme and stand to benefit by as much as $1 billion through construction of facilities at RAAF Base Edinburgh in South Australia and elsewhere and work to meet maintenance and other support needs."

    Construction will begin next year on a 350 million dollar facilities at Edinburgh. From what I have read total estimated cost of infrastructure for the project is $707.9 million. However this is spread across other bases in Australia but Edinburgh will be the major benefactor.

    The flow on effect from these project should be fairly high creating a lot of jobs in the northern suburbs I would expect. Of note the base is approx. 5km from the Holden factory so the project could provide employment for those left out of work due the plants closure.

    Nick Xenephon has made the news recently reaching out to Niche car manufactures to use the Holden plant past its shut down date to continue production of cars.

    Finally another defence project called SEA5000 which is the future frigate program where the government has bought forward the commencement of construction to 2020 to follow on from the current air warfare project should ensure for at least the medium term survival of ship building here in SA. Again a multi billion dollar project.

    If the construction of the next generation of submarines goes ahead I that will be a major confidence booster for the state but we will have to wait for more info after the white paper next year.

    Sounds good but I will believe it when it happens.

    They (government) have been promising jobs and projects for years and nothing happens.

    Nick Xenaphone shouldn't promise anything, nobody listens to him.

    Also this RAAF project jobs are probably set aside for people in the RAAF not bogans from Elizabeth. Sorry to be doom and gloom but I don't see much economic growth in Adelaide anytime soon

    The first project mentioned if definitely happening and wont be undertaken be defence members. If you click on the third link in post it will take you to a list of works to be conducted by contractors.

    What effect do people think the norther connector will have on suburbs like Salisbury North, Bolivar, Paralowie etc. Seems like it could cut a substantial amount of travel time to the city once that portion is done.

    Yep I like it a lot. I have a few in the north myself and reducing travel would always be a plus.

    This is exactly what a realestate agent told me. Logan is getting all the interstate investors and the rest of brissy is driven by first home buyers.
