    i have been searching on realcommercial.com.au just looking around, and noticed about 10 good guys buildings up for sale, and wondering if any one knew why? is there a reason or just a coincidence, a lot are sold already

    EDIT: just counted there are 14....

    Pure speculation, but probably because TGG owned the real estate and leased it to the franchisees. When JBHiFi bought TGG they got the RE too. Now they want to off-load. Maybe???
    Either that or the owner just thinks that SE Australia has run its course and is taking their profit!

    well id say your pretty much on the money there.... investors must see something in it though because half have a big SOLD sign on them.
    over $1m in rental on many of them, this is the ultimate goal. would be nice to have one or two of them wouldn't it?

    Commercial yields as tight as they have ever been, will get good money for buildings with long leases.

    Not unusual for larger companies - ASX in particular - to offload assets like real estate if they believe they can achieve a higher ROI on their funds than the assets they're currently locked into. Considering the healthy market and relatively low ROI of commercial property compared to business it's not surprisingly at all.

    All sorts businesses have done the same - same reason why banks offloaded all their real estate assets years ago - it wasn't because they were doing it tough - but that they could offload their assets returning 8% and reinvest in their business returning 20%.
