    It wIll be interesting to see what this does to rents as there is already upward pressure due to high demand. Supply just got smaller.

    Rents have gone up around $50 in last months . Supply smaller and probably more demand …

    We had one tenant recently get behind . Apparently they looked for somewhere else and suddenly they became very reliable …

    currently no 3 br houses for rent in gailes and one in Riverview

    Goodna is a entry price area. Why have rent gone up $50 per week?

    It all depends on what the starting price is/was. I've got one that just came off NRAS. Rent went up $150pw. Tenant, after looking around at what was available, has just signed for another 12 months. Another in regional VIC went up $50pw. Tenant complained, then looked around & decided to stay.

    There is literally 4 houses for rent in Goodna on re.com.au! The rest are units.

    I'm ready to rent out soon at gailes, right on the top of the hill with district views, breezes, and no possible floods. It was my own home for a number of years, completely surrounded by tall screening gardens and fruit trees. Wondering if the rents are going to jump up in the next couple of weeks as people need to migrate away from flooded houses?

    Has anyone got any more news about the Qld Land tax changes, I can't post in that thread but consider it's quite relevant to what will happen in Queensland, e.g. for myself I'm considering whether to sell some in case it goes through, or even buy another one if it wouldn't/doesn't!

    Nope.. but if it comes through watch the cor and movement on here. Mine will jump from 9k to 22k

    Rents have been flat for a number of years

    If they can't , they move else where .

    This place is under offer - 37 contracts ...

    not unconditional yet , but at least 100 K over "offers over " ...

    I must admit I thought 349 was low given it's quite a nice house for the area and entry level places have exchanged recently 360-370 . I would have thought over 400 , but over 450 plus / 37 offers ...

    Obviously the markets not dead yet ...

    If it goes through some investors will move elsewhere . Less investors means rents go up , so better returns for those left....

    Wow! That looks so cheap! I would guess that there's still plenty of people buying, and since there's a decent amount of cheaper properties inundated, those that are dry are even more in demand.

    Riverview and Dinmore are close to the bottom of the market if not the bottom of the market suburb wise in that area . We were warned away from buying in Dinmore .

    Probably would have gone around mid 200's when we were buying so 450 , would give that a potential 80 % gain ...

    Any idea what an entry level , ex houso , 2770 would go for now ?

    This is the lowest one listed that actually has a price on it. Everything is either auction or has Just Listed on the advertisement. It's crazy still.

    Most appear to be selling between $600-700k.
