    Both.

    The properties, severely. Especially after that bloody depreciation expense. But then, it is all tax deductible.

    The holidays, a little bit in comparison with the properties. Not a tax deduction but the wife is happy.

    The more diversified holding in multiple markets ..large portfolio...and time in the market....the luckier one gets...it won't happen overnight but it will happen....

    End target is $20m gross with 40% LVR......I reckon with buying more properties and growth as per above...I would hit that mark in abut 5-6 years...assuming my personal circumstances don't change...

    As I have posted before...outer suburbs still going..affordability and migrants driving that market..

    Random idea.

    I wonder if the reason Brisbane didn't boom as much, was because of how much Sydney and Melbourne boomed. Did they boom so much that investors had to spend so much to buy in that they didnt have any money left over for brisbane. And then apra tightened lending so they had even less money because they couldnt access any equity. Then there was little asian interest in brisbanr so there was no money coming from overseas.

    Pair this with the mining sector dying.

    All this combined led to less growth than would usually follow the sydney melbourne cycle?

    No...there are always people with money..Brisbane did not get the overseas money as much..and jobs growth is not there..but it has had steady performance in the owner occupier market. I should be pegged to about 60-65% of the median of the Sydney market...Melbourne should be around 80%..and Perth around 65-70% of the Sydney market...

    This is my recommendation....search Sash's posts he has mentioned some of these areas, then get on the phone and contact many re agents and ask what is happening, what is moving, what is selling, when did it start, who is buying, what is the sweet point, how long is it taking to sell...... once you have the answers you will be able to work out a strategy. Don't rely on forums, they are good for leads, but that is where it ends, your money, your risk.

    Nope, read the original link, in summary......

    jobs, jobs, jobs.
    immigration/or lack of
    oversupply of apartments effecting over all market
    Mining has gone off the boil

    In fact many members from PC did buy in Brissy expecting a boom, but the fundamentals are not right, that is the issue.

    Investor interest must have driven at least some of the growth in some suburbs...even worse scenario to buy in to if ppl paying too much due to fomo and rents are soft.

    Agree that arbitrage is an important factor. Very good yields and the 3rd biggest city.
    Also agree that we need big jobs growth for a big boom. All the incoming infrastructure is also very positive for bne
