    Another agent contacted mine with a problem. The following is what happened.

    Who is the bad agent here?

    Neither. Making "urgent" SMS is a bit weak IMO- if they have mobile numbers then call and explain the situation calmly.

    If it were important, the agent should have called and left a message. I don't respond to random texts either.

    If I recall correctly, what is urgent for you may not be urgent or important to me. ;) (time management)

    Need more context.

    But
    1. Violence 'again' sounds like the other agent is aware of the issue. If this is reoccurring landlord and their agent do need to do something to make sure their tenant is not disturbing the neighbours

    2. LJ PM is not helping the cause by being vague and pushy

    LJ hooker agent sounds inexperienced and they've panicked. They're in the wrong

    Neithers really in the wrong. They shouldnt be contacting another agent about it though - they cant do anything about it. Call the police if there's violence going on. Agents are not babysitters.

    I certainly wouldn't want that LJ Hooker agent working for me!

    Although that's been my experience with LJ in Yorkeys Knob as well..... never, ever again.

    nobody is "in the wrong"
    The matter does not fall under tenancy legislation - it's a civil matter between neighbours.

    also "call me now, call me now, call me now" without stating what the problem is, does not solve an urgent issue. Stating exactly what it is in either a phone message or text is more effective and gives the other person a chance to know what they are responding to.

    She doesn't sound like a jerk.
    The matter is invovling violence from Josephine's tenant.
    Have you ever had someone act violently towards you or someone that you care about? If so you would understand the urgency. The victim is lucky to have an agent who understands the serious nature of the situation.

    Josephine should get on with dealing with this as something that is time sensitive. If I was told that my tenant was being violent towards others, I would have them evicted as soon as possible (pending proof). In fact I did just that when I find out that the police had been called a few times on one of my tenants and that they produced police reports of gangs coming by (tenant turned out to be a drug addicted prostitute), and I directed my agent to evict them immediately. The agent said "oh its almost Christmas and you probably can not find a tenant right away, plus the tribunal will probably want to see a formal warning before they agree to evict", but I treat people how I would like to be treated if I was in that situation, and if I was one of the other tenants (including some of the tenants with kids), I would want this piece of garbage out of my building asap, so that's what I did.

    Josephine clearly doesn't give a crap because it is violence towards someone else and not towards her or her family.

    She should stop posting these questions and go and actually deal with the problem.

    Did you even read the single message by the other party? It tells Josephine to answer her calls, so clearly she did call, probably repeatedly, and Josephine just hasn't responded.

    From the text, we know that it involves violence and that the police have been called, At what point do you actually get off your ass and deal with this?

    Yes your second line sums it up - it is someone else's problem so why bother giving a crap. What a wonderful society it would be to live in where everyone would be like you.

    I would definitely want that particular LJ Hooker agent working for me. This needs to be sorted out and she is pushing relentlessly to get it sorted - that is exactly what I would want from my agent.

    Also unless the agent has tried do phone you and you haven't replied. What an unprofessional agent. Smsing urgent urgent urgent!!!

    What is she? 16 years old girl.
    And then calls you unprofessional!

    The hypocrisy......

    We had a similar problem where neighbours were calling us about the arguments, shouting etc from our IP. They weren't prepared to call the police. This was not our problem, but we did get involved insofar as offering that they could leave without penalty.

    I was annoyed that the neighbours weren't willing to pick up the phone and call the police, and this was a police matter, nothing to do with us.

    yes, rude, short and only urgent on their part.

    The agent responded several times. Firstly to ask who? Then to advise a course of action.

    When it affects the property of the owner that Josephine is engaged to manage. AFAIK, there is nothing in a management agreement that refers to resolving neighbourhood spats.

    The adjoining managing agent has a duty to their tenant and has done their duty to advise the OP's agent.

    Che me ne frega :)

    The immediate attention of the agent is not required, police had already intervened. The agent could add very little to the situation.
