Who is responsible repair to balcony?

    Small complex, and the owner is asking for the repair to their balcony to be covered by Body Corp. Do balconies fall under the coverage of Body Corp or is this something that the owner needs to do themselves?

    I tried to find a definitive answer, but it seems slightly vague. I did find this site, but again, no direct answer from what I could see...

    The answer is "it depends" :rolleyes:

    Do all unit's in the complex have a similar veranda (appear to be part of the original build) or has this veranda been an addition at some point ?

    If part of the original complex then yes, likely a BC liability to repair ;)
    If an add on at some point it will be the lot owners responsibility :p

    I got a reply from the BC company who stated that in this situation the Balcony falls under the care of the BC, so that it will come out of the sinking fund or whatever.

    No problems with that. It was worth looking into though.
