I would appreciate it if anyone could provide me with the information.
It's very hard to find a PM who conducts quarterly inspection in Brisbane. They all want higher fees (8.8% plus other fees, compare with NSW and VIC) and do less.

I do routine inspections every 3 months which is also when I take water meter readings and bill them for their water consumption.

*Nb. Covid the last two years'ish and all the lock downs and associated fuss has messed with normal schedules as some tenants were flat out no you're not coming in (scared of Covid etc), others were like reschedule reschedule reschedule <snap lockdown> reschedule reschedule etc, none the less the job does get done as best it can be working around these challenges, and risk is managed based on my knowledge of the tenants, I'm lucky in that I would say I have no 'risky' tenants, everyone is good and 'safe' - eg. you can leave them alone for 5 minutes and a meth lab won't pop up, haha.

I was under the impression it was the norm to do quarterly inspections up here...! They come due for us every 13 weeks.

Nope, every 16 weeks, for example, Ray White Carina, I've heard they have been getting 5 times more new IPs every week than usual. There are many others in similar situation too. Understandably, they have to find a way to deal with the extra work load.
