which cladding colour would you choose ?

    Yeah ... o_O ... I've ripped off more cladding than I care to mention. Doesn't age well at all.

    There would be better quality things to spend your money on to add value and enhance street appeal. Cladding will only turn an ugly duckling into a cheap looking duckling. I "get" that you're doing it for the fam, but have they honestly looked at 5-10-15 year old cladded houses?

    Have you had it costed? Perhaps we can suggest something better for the money

    I agree with @wylie and @Lizzie

    Paint, don't clad. It looks like a brick home. Once you clad, it will seem like an old weatherboard or fibro home that has been disguised by cladding, and it will devalue.

    I live in an area with many 80's brick homes. Some of them have been painted and look amazing.

    The other thing to consider is that it is a small home. Should you wish to extend at any time, it's easy to paint it so that it's all seemless.

    If you absolutely MUST clad, then go with Ash.

    The thing with painting is it can be very expensive if you are paying someone to do it every couple of years. Putting on the cladding should mean an end to that largely. Some houses that have a harshly exposed end need painting almost every second year. I think the ash looks the best.

    Whatever colour you decide on, I agree it should be painted, not clad.

    Cladding looks cheap, and always looks like it is stuck on top to hide something cheaper. The windows never look right - look at them in the picture - the frames are inside the cladding.

    Advantage of painting is that it is a quick way to change the appearance of the house - and as colour trends do change over time.

    Fix the curtains in the front window, and the gardens, it will make a lot of difference.

    Is the house already rendered brick? And is it acrylic render?

    If already rendered, you could just paint the walls and roof another colour to freshen it up.

    My neighbour has cladding - and it has been there for around 25 years and looks fine (I think it’s aluminum). But, on the OP’s house, it could make it look like a cheap prefab house, or a unit in a caravan park!

    Note: In cold Melbourne, adding external insulation is a good reason to add cladding - though I am concerned to see no R-values on the website.

    If I was going to live in the house long-term, I’d be checking that aspect.

    You know for the price of the cladding you might be able to replace the tile roof with a nice grey colorbond and I would make that decision in a heartbeat then paint/render the current walls white

    Yes Lizzie, our plans include a 6x3m timber deck [love it!] at front, landscaping, gardening, re-painting the boundary fences, installation of lock up car port at side, changing the windows to timber frame, and any other ways to improve the security, comfort and look of our new ppor.

    In regards to cladding, a few more rounds of family discussion should suffice..:p

    I like the grey especially if it will contract the white window frames. Personally I like to see the contrast between window frames and walls.

    VCAT has accepted my application for termination & possession order, and the order would be made on hearing date.
