QLD Where to Buy under $300,000

    Hi All,

    my max budget is $300k, please suggest some good place for cashflow and growth anywhere in Australia.

    maybe look at the Ipswich thread, you might just squeeze into a house for 300k

    Read through this info on Central and North QLD on this forum.

    We're purchasing our 3rd property (in under 12 months) in Mackay. Banking that growth will continue, and currently receiving a 7+% return for the first 2 properties. All purchased under the $300K mark, on large lots with subdivision potential.

    Rosewood ( train goes there ).

    Anything with 'wood' as a suffix! :)

    QLD: Bundaberg, Rockhampton and Mackay have still have houses around $300k.

    NSW: Upper Hunter Valley also has houses around $300k too.

    If you're considering any of the above locations (like a lot of investors at the moment) you want to act sooner rather than later though.

    Prices will be higher even in the next 3 months.

    I am assuming you are looking for an established house with a decent land component?
    12-18 months ago you would have had a lot more choice. Given the recent "boom" it has become increasingly more difficult to purchase a house sub 300k. In saying that you could still purchase in certain pockets of Adelaide and Perth if you were looking at metro markets. After that you would be looking regional, some of these areas have already been suggested.

    The insurance costs are between $1700 and $2300 pa. Hoping the review brings it down a little, but the figures work. I've outlined full costs in the regional QLD thread.

    I believe a lot of Owner Occupiers are also competing in those markets with investors and where the stock is priced under 300K it flies (even ones with lots of TLC). Rentals are going crazy in some suburbs that may probably put more upward pressure on prices and entice more investors if the Returns look appealing.

    I have got one property offer accepted in Mount Loiusa, but that property comes under 0.3 mtr flood zone, not sure should I proceed or leave.

    good luck getting that under 300 . I’m watching sales in that area , also one mile and Riverview .

    if you look under sold for Leichhardt and one mile , no recent houses under 300 and the most recent entry level ( peacock ) was 355 which surprised the agent … comment , what ever we think we might get , we’re getting more

    recent sales for entry level houses , despite asking prices of under 300 have been over 350 with well over 20 written offers .

    saw a couple with uninformed out of area agents and uninformed owners who weren’t aware of what was happening go under 300 in Riverview at the end of last year . Also were unconditional offers so maybe termites , only reason that would make sense from owners view point . 50-80 groups at open houses ….

    It’s hot and has been that hot since prior to Christmas.

    don’t know rosewood / Lowood .

    Rockhampton would be my pick . Daughter just bought there . More than 300 , but it was a modern 4/2/2 in frenchville which is a nicer central suburb . Be lots under 300 . Check flood maps . Avoid depot hill / lakes creek

    Rockys started to move but not going gang busters yet .

    We looked at one that was adjacent to flood zone and insurance quote was $ 6000 . 00
