QLD Where to buy 400-450k house around Brisbane ?

    Sorry all if you have seen similar threads multiple times ..
    Looking for second IP . My first one is in sydney where I live. I am really interested in investing in and around Brisbane specially keeping an eye on the potential with the olympics in 10 years time.
    Budget is around 400-450k and I am looking for a house with 3 BR’s ..
    I have no idea about Brisbane but have been following threads about potential in Logan, Ipswich , cabultoure, chermside, strathpine,forest lake , sunny bank hills , red bank plains etc

    just looking for some advice on which areas you will reccomend that have potential with schools, public transport - stations , shopping like woolies , coles accessible.
    I know everyone has an opinion, so just looking for guidance on suburbs to shortlist and start my search.

    For that price bracket there is only 1 answer - Logan.

    Not many around for $400k-$450k anymore as we speak in Logan either. Logan is extremely hot right now - Its all moved bigtime and your entering the game mid way through. Still have enough time to catch the rise this boom but you need to purchase quickly, very quickly as the market is moving so fast its unbelievable.

    Your not going to get anything in Chermside, Strathpine, Sunnybank Hills for $400k-$450k that is a free standing house on any decent land. It would have to be a total knockdown or need extensive work for anything around this price even if it existed.

    "Maybe" Forest lake a small 3/1/1 on 250sqm of land.

    Thanks . Which areas will you reccomend . I was looking at real estate and am still seeing plenty of options chermside, strathpine and Sunnybank hills under $450k.
    I am really keen to know which suburbs should I target.

    im in a very similar situation but won't be ready to buy until middle of next year, I've been seeing strathpine pop up too, will 2022 be too late?

    Logan (technically) isn't Brisbane...:p

    If you're looking in the wider Brisbane region, I'd add Ipswich as well as Logan

    What are you looking at townhouses/units or free standing houses? I cant see a single free standing house in these areas at $400k. LOL

    You must be looking at units/townhouses or duplex's - otherwise you must be smoking something really really good.

    I classify Brisbane, Logan, Ipswich, Moreton Bay & Redlands all greater Brisbane.

    Its just like Sydney. Sydney effectively is from the CBD, up north to Northshore Council, down to Sutherland Shire, and west to Penrith Council and Southwest to Liverpool Council.

    if you look at sold price data for those three areas then you’ll see that this is not achievable, unless you mean townhouses.

    Lol nobody cares about LGA boundaries in other states, that’s a purely Brisbane thing, since BCC is so huge.

    Hello, I haven’t looked in the price bracket yet that your budgeting for. But if you find a free standing house within the $450k range in chermside… I’d be very interested! Just land bank, even if it’s a crappy house. That would be an incredible find.

    It is actually a mistake to overblow council boundaries. It happens in Adelaide too.

    The only benefit in being in BCC is the better bus services. Usually councils don’t meddle in PT, but BCC is behind the BUZ bus routes and the citycats.

    Can't drive the city cats around Ipswich. The have a design flaw. No wheels.

    No wheels needed. Just keep going past UQ and take your first left after the Moggill Ferry into the mighty Bremer River. If you get to College’s Crossing you’ve gone too far.
