    The property market seems buoyant with different opportunities atm. Just thought I'd throw it out there to see why people are buying and where. I have been watching the Adelaide and Brisbane market analyzing different suburbs based on potential capital growth.

    Where are you buying and why?

    Am buying in USA at the moment and developing in Croydon, Victoria, if interested there is a thread on Croydon and Atlanta/USA.
    Keep reading posts on PC, something will make sense eventually.

    Just bought Carrum Downs Vic. No doubt at or approaching peak. Very competitive with long lines outside most 'opens' and many selling same week as listing without making it to an open.

    Plan to hold for ~10 years then renovate & subdivide.

    I'm working towards a commercial property purchase but there's a few constraints so it'll likely be early next year.

    Right now, I'm thinking of buying lunch.

    Whats for lunch Pete? I need some ideas :)

    Im currently in the process of a retain and build in Perth WA. Meeting with designer / building broker to finalise plans on Friday then put it out to tender. 20% profit margin but plan to hold both as its a pearler of a location.

    Also looking at a potential 4 x 1 bedder with a creative design on a vacant piece of land within a footy kick to a train station with park views, rather than looking at each other. 20-30% profit margin potentially. Will sell 2 and hold 2 most likely if all goes to plan. Also in Perth WA.

    Melbourne eastern suburbs. I'm specifically looking for a property for my own office.

    When you count potential vacancies of tenants it's wouldn't be a cash flow type deal, but for me the cost to own is about the same as the rent I currently pay. Better to put my rent money into something I'll own outright within the expected life time of my business than to give it to someone else.

    I prefer teriyaki beef but I have it like 3 times a week.

    Im going to do the same thing but accountant said "steady on son" haha!

    That gave me and my PA a great laugh. She wants to know if it is a partial, full or simultaneous discharge? :p
