When people talk LVR, do they mean equity to debt or equity + liquid assets to debt?

Loan To Value Ratio is simple.

    Loan $100k against Value $125k = Ratio of 100:125, or 10:12.5, or 8:10 or 4:5 or 80%.

@jaybean is not counting any equity from his property portfolio because he is deeming it all illiquid. So consider it all debt. He is only counting his cash, stocks and LOC assets as non debt, and measuring that against his portfolio.

I have had the proverbial hit the fan, and it was relatively easy to offload 4 or 5 properties in a matter of months - so depending on what you have bought, they are relatively liquid.
