For me, there is couple milestones of sigh relieve..
    1. When the seller accept the new negotiation price after BP inspection

    2. When the settlement completed

    3. When reval after reno showing chunk of equity

    4. When the property get tenanted, and I can see the money start flowing

Hmmm....does that make you a sewer rat now??;):p

Unfortunately...there is no sigh of relief with my recent purchases...am settling a block of land in Melbourne on Monday...and it was drama prone..nearly lost my $5k rebate. The good news is the land which was bought for $125k....is now selling for $150k plus...and if I can remove the bushfire levy...I will actually have a house and land package cost me 302k.

I guess the real satisfaction my Sind friend is when you pull the plug on your day job. ;)
