    CBA currently guarantee to beat any advertised 1 to 5 year Fixed Rate Home or Investment Home Loan interest rate from Westpac, NAB, ANZ or St George on their equivalent product. From Monday 11th Feb, they'll also be offering $1,500 cash back for refinanced home loans over $250,000.

    ANZ have some of the worst pricing ever.

    Who is the lender? What is the amount of the loan? Fixed or variable? What period if fixed?

    Variable, one loan 250ish the other 300ish, but no bulk discount. With loans.com.au

    When APRA pressure commenced mid last year the heat was on lenders to increase investor lending at no more than 10% per annum.

    At the time CBA, with the biggest portfolio, was borderline at around 11%. NAB was 14% and not happy as CBA growing at 10% is still adding more investment loans than NAB at 14%.

    AMP ceased investor lending (has tentatively moved back in), as it was increasing its portfolio at around 60% per annum due to the strong property upswing and their competitive rates. Macquarie isn’t as competitive these days, as it was growing at almost 50% per annum.

    Business as usual, to a certain extent, for CBA.

    Did you get hit by the loans.com.au rate loading that recently came in for investment loans? IP loans are now sitting between 4.47%-4.69%.

    No.

    The rate is what I said.

    Loans do charge slightly more for an ip loan, like most.

    However, if you have your ppor loan with them, then any ip loan that you take out with them afterwards gets the ppor rate.

    All this and they are not crossed, seperate loans etc.

    And my bank guy said there was nothing he could do about my 5.17% loans and you guys all seem to be paying WAY less than me at CBA. They don't do much for existing customers at all, hey

    4.15% with AMP against ppor, 4.45 on IP.

    ^^ about existing customers.

    This is what annoys me the most.

    I'm with suncorp and they are offering new customers a better deal (easily seen on their website). I asked for a pricing request and it came back with an immediate 'no - your deal is still good' Any advice to get a higher discount? It's ridiculous that customers have to threaten to leave for them to listen...

    Ask for a pay out figure and be ready to switch, have a current competitors discounted SVR interest rate readily available provided you don't have a fixed loan. You might get a different response.

    That's the annoying part though - i switched only a year ago so don't want to go through the whole process again. I'm writing it down as big black mark now, will ask again in 6-12 months and then try and do the i'm switching bluff again.

    Has anyone had a 1.5% discount approved today diamond offer today?

    My last two they rejected and only offered 1.35%.

    @Watson1 - i did 3-4 this week and haven't had issues. None specifically today though.
