What to look at when doing your first subdivide &develop in terms of numbers

    looking to subdivide a block and built a single dwelling at the back
    How to stack up the number for profitability on paper even before you start looking for council approval etc.

    Cost of land (prior and post of subdivision, in your case)
    Cost of construction
    Cost of Contribution charges to various govt authorities
    Holding Cost
    Selling Cost
    Professional Fee
    Comparable re-sale value

    are few things to consider!

    Ross, BeDev had a calculator on his website under resources that I have found good for feasibility.... Might be worth a look.
