What to do with Rockhampton Motel?

    I have an old motel in Rockhampton, QLD and am coming up with ideas for what to do with it.

    I am thinking of converting it to an aged care nursing home.

    Either partnering with a facility as a joint venture or getting council approval and then selling.

    Is this a good idea?
    What else have you seen motels converted into?

    Is there no interest in running it as a motel?

    I know nothing on this topic of any value. That being said I Googled on the topic and in the USA a lot are converting into affordable housing projects. Maybe there are some Gov incentives for rent around that as well. Some like you said aged care but affordable housing in smaller cities seems to be the way to go. I hope this gets the ball rolling for someone else to say something more qualified. (Actually, I was going to say Japanese Love Hotel or whatever other themes you like but opted for the adult response in the first instance.)

    Nope I don’t have much interest in the Motel industry, its more a family inheritance.

    I have another business so it has been running with a manager but he has just retired.

    BunnyXiao i googled for some ideas and it was mainly American motels becoming boutique hotels or affordable apartments or holiday homes.

    I might explore what it would take to turn them into apartments by knocking out non load bearing walls.

    If you know anyone that wants to run a Japanese love hotel let me know :)

    Ahh so 'boutique hotel' is what they call it eh?;). Could be a Rodeo Ranch if themed for more local tastes ye ha. Omg this thread has unleashed a side I was not aware of:oops:. Ok back to adult mode....renno and refurb to modern tastes yes may make for nice affordable apartments. Keep the lot or sell off some?

    Maybe look into boarding houses? Could rent each unit out as a little studio, just update them?

    If it ran and make money under a manager who has retired, could you put another manager in?

    It seems a bit like selling an investment property because my tenant left. There are other tenants.

    Or does it not make money?

    Sell it?

    Council zoning and approvals will impact the options. That site is approved as a motel. May not allow residential ? Many motel sites are attractive to developers as they have a large footprint. Location will impact this. A local area commercial real estate agent may be best to discuss. Discuss with town planner for the options?

    It may be impossible to convert to aged care. The design rules are so difficult it would be best bulldozed. Aged care used to be care specific but Government models have changed so the centres must cater for stages of need eg dementia, high care non-dementia, high care generiatric, medium care etc. I have a client who designs and builds aged care (not QLD) .     Just wait until that premier Palacechik opens up the borders to NSW on 1st November, there'll be a wave of Mexicans rushing the border at Coolangatta just to dip their toes in the warm water.

    That's prob what I'd do....if its > 18-20 sqm, may even be able to convert a single room into a studio.
