    disclaimer - I'm one of the largest SDA Provider in Australia...... But our income comes from tenanted properties - not sales comms.

    Where abouts do u suggest buying? And are there problems getting tenants?

    The best location in the suburb you want to buy in. So next to shops, next to transport etc. if its Robust then acreage away from shops and transport.

    Can be HPS if its in the best location in the suburb you want to buy in.
    Build cost for a 2 bed plus OOA HPS House is around $500k. For 4 x 2 bed units its around $1.8m. For robust duplex its around $700k. You can find the land and we will OK the location before you buy it - we are not sales people so prefer if you find your own land. But can have someone find it if need be. Robust behind Sunshine Coast is my biggest waitlist at moment >50 people waiting.
    Yes we get tenants. We are here for 20 years leasing your property - we only get paid if we get tenants. We move tenants in every week these days.
    Can be 3 month wait for people to get their care in order in shared situations, but can be completion day. Live alone situations rarely any delay.

    Do you charge to recruit the tenants?
    So I need cashflow to allow u say 3 months time to get tenants?

    Hi @Richard you could look at some IP's in the US for passive income. Can be purchased through your trust and return about 7-8% (Net) and from my experience so far solid growth. I have purchased (an my parents) through a member on this forum. With $1mil (AUS) you could secure 10 properties with a gross income somewhere around the $8,000 US per month. Net works at about 70% of gross, over the 10 years I have owned over there.

    How times have changed, you will be lucky if you got 5 properties with $1M in US market today, and next year I would say perhaps only 3 or 4. Talking Atlanta, it just keeps giving, but I think its the same everywhere in US

    Yeah things have certainly kicked on that is for sure. Sill possible where I am looking to get in about the $110 AUD per property. Rents have gone up proportionately also. Hoping to get a couple more this year.

    The bigger homes 2300-2500 sq ft have hit $250,000. I think we will see $300,000 usd for these late this year, or 2022. I will look at selling at least 2 when they hit $300,000. Park my money back into oz developing or shares or both

    Also seeing some major repair coming up, like new roof. Bern holding since 2011

    Biden just keeps fueling the fire with all this money and now infrastructure spending
