What is the cost of this architectural rebuild?

    Hi,

    First poster here & still finding my way around.

    A house on my street (Lane Cove, Sydney) was sold 2 years back for about $1.2M. It was a relatively cheap as it’s on a Main Street and not a huge block of land (350 square meters). Here’s what it looked like 2 years ago.

    Over the past 12 months I’ve watched the owners rebuild and really impressed with the new house which is currently on the market - listing here.

    Will be interesting to see what this one sells for but also wondering if anyone has any idea of how much a knockdown and architectural rebuild like this would costs? $500k? $750k? $1M?

    I haven't noticed the finished product on my travels but it does look good. The side street is narrow and there's limited on street parking.

    This isn't a project home, WFG cost would be approaching $800k

    Comps on the purchase would show this was sold very cheaply, even considering the sub-par land size, it was possibly $200-300k below my expectations for the location. LCW has been performing strongly for several years with alot of KDR action.

    If it sells above $2.4, I'd be surprised in this market but there'd be a few dollars left on the table.
