Mandurah certainly got hammered, too much stock and I don't believe it has recovered from last crash 2006/7

I still hold 1 property in Mandurah, got bank value of $600k in 2007, however today it would sell for $400k.

@C-mac About an hour. The train is good, the freeway is a nightmare in peak hour. Lots of road work going on though so this may improve.
If I worked in the city I'd take the train for sure.

Thanks Jess. Google maps/trip planner can be deceptive, so good to have asked a local!

What are the pro's and cons to North vs south, Mandurah radius or less

This travel time would be equivalent to Sydney's Penrith
Price for Mandurah now, is like Penrith 3-4 years ago.

Yes! The red manna was amazing when we went there - couldn't fault it and that's saying something (hubby is a great cook so I'm not that easy to impress when it comes to eating out). Mocha is a really nice cafe too, great breakfast :)

I live in Rockingham which featured on the 'Bogan Hunters' show. It is still affordable for the discerning Commodore driving, JD drinking, Eagles bandwagon members of the community. However if they are first home buyers they are building in Baldivis and Golden Bay. The Rockingham area has changed a lot in the last 8 years with less biffs at the foreshore as the prices and development changes things up.

It'll be nice if they can put in some more decent restaurants along the water.

I wouldn't say Rockingham is on the up, it would be a nice change from the flat line of the last 8 years. Lets just say less bogan, so not likely to be the capital. I'd be looking toward Armadale

So was the last general peak in perth back 2007 , or is there a lot of variation ?

I'd been assuming with the mining boom , everywhere would have moved up

Flat prices for most of the place, the area where they have rezoned on the foreshore has dropped if anything. I find it strange when the property adverts for the houses and blocks in the 'Water Front Precinct' don't specify that you could get R60 to R40 with approval in that area, its all been rezoned. One thing Rockingham and surrounds will probably have a hard time shaking is the stigma, and those bogans have just moved inland or south so they still come visit.

Pretty much peak was Dec 2006/2007. At this time Mandurah went gang busters and regional centres.

Of late.....Perth experienced rising market 2012-late 2014, however it was not high end, started with FHB, <500k

Mandurah and regional centres experienced zip. Too much stock

Blue chip High end $1.5+ still not recovered since 2006/2007 boom.
    It's completely messed up

To make matters worse rents are nose diving and mining towns are down 25%

See why I am sitting and watching:)
