What extras does your PM charge for on top of management fees?

    - Advertising for lease - online + signboard
    - Letting fee for new tenancy
    - Processing Insurance claims
    - Conducting inspections
    - Mediation/ tribunal
    - Obtaining quotes for repairs
    - TICA searches
    - EOFY searches

    How much does your PM charge you for the extras?
    In QLD, they seem to breakdown everything separately on top of the monthly property management fee, which is generally 7-10% of the rent

    Fees will vary from agency to agency, we offer the traditional fee structure or an inclusive structure depending on the clients preferences.

    As mentioned the rates are going to change from agency to agency. My PMs charge around 8-9% with a small admin fee. Outside of this, I don't pay any additional fees. I would assume anyone charging more would likely be using a lower percentage but recouping their losses through add-on fees...

    The structure and fees vary a lot around the country and also depends on city and rural areas. My SA and Qld properties are on higher management fees whereas VIC and NSW are the lowest. Regardless of the management fee I don't like admin/on-going/hidden fees and tend to negotiate the out (or just don't charge them in the first place myself).

    we are a flat 7.5% + GST and offer the below services as a bonus for any new clients that sign up at the moment.

    • Landlord insurance (Terri Scheer): value $439*
    • Smoke alarms (Property Compliance AU): value $129*
    • Virtual tour (Matterport): value $299
    • Professional photos: value $100
    • Water Compliance: $150*

    Common add ons :

    - Lease prep (I have seen between $18 and $XXX)
    - Fee for initial lease as a multiple of weekly rent (some $0)
    - Advertising (some with additional charges for photography)
    - Charges for a lease board
    - Monthly fee for sundries which often says "postage" when its all now emailed and is a legacy of the old days of postal delivery.
    - Annual fee to produce the tax statement and email it from same software ;)
    - Inspection fees (even with poor entry and exit reports)
    - Tribunal attendance fees incl cost to lodge
    - Keys being cut
    - Every manner of implied compliance checking (gas, carbon monoxide, water. alarms etc)

    and then there are add ons which are cost based
    - Do they pay any or all outgoings ?
    - Arranging and facilitating repairs and defect issues
    - LL insurance (is it competitive ?)

    Varies by state and region with accepted custom and laws. Here is a gem from a QLD agent. This implies the fee could also be $0 and is arbitrary. And why must it add GST ? Why not GST inclusive ? What does the underlined bit mean and include ? If this agent tried to charge me two weeks I would be arguing 1 week or $0.

    In Queensland, a letting commission is also referred to as the either the letting fee or let fee. This is the fee to the investor for the letting service of the premises. Agencies are able to charge any amount for this fee, which generally ranges from one to two week's rent plus GST.

    Wow, I’m lucky.

    In Vic it’s 5.5% inc gst
    1 weeks rental on a new agreement only (resigning is free)
    Have to pay for vcat appearances
    Have to pay if I get them to do anything on my behalf (fair)
    Professional photos would be $100 if required

    Yes WA that is one of the better ones.

    One I talked to wanted 14% (that was with 1% discount for mentioning someone on here) and the fee that stood out was 1 week rent for 6 month and 2 weeks rent for 12 month lease renewal (same for intial lease)

    Any recommendation for good Property Manager in South Coast (Merrimbula, Tura etc.) With reasonable fees?
