One liveability negative - the floor plan shows people must walk straight through the middle of the kitchen to access the living room. Not good design (a kitchen should not be a house thoroughfare). Someone could try to move a very hot liquid thing they just took out of the microwave with their fingertips and decide they need to drain it at the sink. At the same time some enthusiastic kids are storming out of the living room. That microwave nook should not be used, too dangerous. The stove top too is marginal. Someone could take a pot of boiling hot potatoes off the stove to drain, takes a step back and accidentally bump into someone who just exited the bedroom area on the way to the living room...

Seems sort of too close to the M7 too. But you’d have to check that on site.

It’s a no in my opinion because...
    It has a pool
It’s in Sydney in a falling market . You will likely have negative equity in 2yrs.
Negative equity plus negative geared... no

    Analysis complete

Has the big stormwater channel along the back fence. They always struggle to sell.
