    Hello all,

    I have a small (1.8 x 1.9m) bathroom in a strata IP. It's located in Sydney's east.

The shower has sprung a leak. After a few unsuccessful attempts to locate and fix it, we are biting the bullet and redoing the bathroom. It will be a full gut and redo.

(I am stopping short of calling it a "renovation", because it is not something we actually want to do.)

We are not tradies, so we are getting quotes for the whole job. We are asking them to keep it reallllly basic - nothing fancy, strict new-for-old replacement.

The quotes are coming back . . . they range from $13K to $17K.

Just wondering if this is in the right ball park? (For anyone who has done a basic reno on a small bathroom lately?) It seems kind of high to me, but maybe I am just out of touch with trade costs?

    Thanks.

Can you show pics of the bathroom. What kind of leak is it?
I refreshed my unit bathroom for $2k. I too was getting quotes $10k to $20k.
    - $700 waterproofing without removing tiles
    - $300 grouter to freshen up bathroom (this was the best money spent)
    - $500 supply and install of new shower rails over bath
    - $500 supply and install overhead ceiling fan

Optional for future - $500 reglaze bath tub.

What is your house made of?
Internal brick is more expensive than timber frame house with villaboard.

Normally for a bathroom reno, you could consider tiling over the floor, but given you've got a leak, I'd say rip everything else.

    Cost for brick
    Approx $4k-8k demolition
    Waterproofing - $500-$1k
Tiling inc materials (excluding cost of tiles) - $50-80 per sqm

    Tiles - $10-100 per sqm
shower screen - $1000 per meter (if wall to wall) installed
    Vanity - $200-$2k
    Tapware - $100 - $2k

Thanks, Freddy. That's a great outcome!

The source of the leak is a mystery - which is part of our problem. It seems to be coming from under the shower floor somewhere.

Sounds about right, paid $18,000 for a full renovation of my ensuite which would be about the same size. Got 3 quotes - all about the same price, 18 months ago.

I've replaced both the bathrooms at my Sebastopol (Ballarat) house during the last 18 months. Ensuite like for like cost $6,600 - new fittings, tiles, redecoration; main bathroom do. plus changing shower position and moving linen cupboard door cost $12,000.

I'm doing a reno on a bathroom slightly larger than that in Melbourne. Quotes ranged from 10k to 26k. I almost fell over at the 26 k quote. In the end Its going to cost me closer to 10k. Thats for retiled up to 2 metres, tiled shower, new everything, complete.

It all depends on the finish.(PC items)

Say Villeroy & Boch sink and toilet will cost $1000 per item
Add some Parisi taps $1000 each

Custom shaving cabinets and vanities That's $6000

Than Tiles $20per m Bunnings or Italia or UAE tiles that are $90Sqm

Than Frameless shower screen Glass. Thick, thin, Starfire or green cheap staff.

So $20,000 is not epensive if its using good staff.

A $6000 ensuite is exactly that cheap rubbish.
It will go into our Ips every time we don't one.

But in our house last time we were at $20,000+ per bathroom and that's me doing work as well as Electrician who is a friend.

Its relevant to area as well. (Choosing target market is vital not to over capitalize) we have all done that I bet.

In Bondi Beach high end apartment it pays to do this.
In Liverpool high rise apartment its a waist of money .Clean and fresh is best keep costs down.

    Take cars

Ferrari is not expensive really for the car you get

    Same time
Hyundai is not really cheap for what you get

Can you compare the too. Well some people do but that speaks to the understanding ..

Yes, that sounds right ... for a quote.
Basics only. If you like quality, it'll be more. I think being smaller makes it more difficult too.

Have you considered a shower base?
Remove tiles, waterproof and install? maybe new shower screen?
Replace a few taps and the toilet suite and use bunnings for the above
Cant see it costing over 1500-2k

I recently paid $1500 for the tiler to waterproof and lay tiles on two walls in a shower. We had already purchased the tiles and installed some of the materials. Everything else went above the $1500. I'm estimating using Brisbane prices - $6000 to $8000. We demolished and did a lot of the labour ourselves so the job was much less than this.
