What could cause this carpet damage?

    Tenant moved out yesterday and this is the state of her room today.

    Carpet stain and repair

    Any idea what could cause this damage? She claims she has no idea and only kept her guitar in that spot.

    My guess is that it was caused by either a pet (not sure if she kept one without informing, will have to ask her housemates), a hot iron (doesn't explain the yellowing though) or something corrosive that caused the yellow stain and complete degradation of the carpet right up to the underlay. Surely this is not normal wear and tear? And then there are all those ink stains.

    Hopefully, it's easy to repair just that part of the carpet.

    Could it be a space heater where the temp was set overly high?
    I’m not a PM, but it does not look like fair wear and tear to me.

    Furniture weight marks. Blood stains. Acid corrosion.

    Marks from furniture are not a worry. Spots could be ink or blood.

    Some tried to cut out the stain .. you could see marks left by a sharp object (most likely a box cutter). They were most likely more ashamed by the nature of stain than any worry about consequences of forcibly removing it.

    They've tried to cut something out of the carpet, hard to say if it was a stain or burn mark of some type by looking at those pics.

    First photo looks like our wool carpets looked once attacked by wool grub. They just eat it down to the backing.

    Oh I'm not worried about the furniture marks at all as that is normal wear and tear I guess. It is more that burn in the carpet that I am concerned about.

    Her room was kept worse than a pigsty.

    This was the state of her room 2 hours before an open for inspection/viewing. I just covered the floor with bedsheets and warned potential tenants of the state of her room. Just glad the two problem tenants have vacated.

    @Melburnian007 I'm not an expert but I've seen cases where some sort of bug ended up being the most likely cause of damaged (eaten?) carpet. It looked similar to that.

    Pleased to advise that the matter was resolved amicably. We're going halves for the repair and stain removal. Quotes received, money transferred, bond released in full. Work scheduled for first thing tomorrow.

    Yes, tt was the tenant's suggestion and I agreed readily.

    We were both happy that things didn't escalate. Unlike the case with her friend who vacated in April and whose matter is pending with VCAT.
