    When I bought my first PPOR I had a list of requirements a mile long. But when I found it I knew it was the one and bought it without really considering the list. Found said list a couple of years later and I satisfied maybe half the must have's... but sometimes a place just feels right and overrides.

    My biggest obvious contradiction was not on main road... missed that one... Pacific Hwy.

    I'd choose something that could be changed (small kitchen, one bathroom etc). You cannot change the main road, or other position issues.

    Land & position, thats not negotiable ....Oh and not heritage listed so it can be knocked down.;)
