What basket do these tax items go in

    I thought it would be good to start a thread to ask about specific items people may be curious over in regard to cost and how too claim tax wise.

    I will start with some that came to mind during another thread.


    1 repairs to back yard as first tenant is selected due to safety concerns raised, so say you filled in holes, retained some sol removing another trip hazard, places small turf squares to cover the filled in holes etc, and only required $1000

    2 you spend 250 on plumber to make property water compliant so you can collect water usage

    3 house had no lights in living or hall, ever, so you had switches installed and down lights so that property is rentable, PM advised no tenant would rent with no lights and they wont manage if no lights due to safety issues.

    Is this a true situation?

    It seems odd that a living room would have no lights.

    Too hard basket.

    Does the nature of the expense in these cases make you change your mind whether you will do the work?

    All seem to be initial repairs. Not deductible, CGT costbase additions. Potentially add to QS info so they assess any depreciation available

    Yes, true....it stumped me because I did not even notice during inspection.....it was daylight ☺

    I don't really want to do it either way, can you do it instead of being bored at home after raking in the big bucks ? :D:p:p
