    When I viewed them a few weeks ago the agent advised that he thought bidding would start in the low 6's and finish at 7's.. I think these would be a nice buy in high 6's, but I think will probably go 700-725ish

    Straight up false advertising, claims 200 sqm of internal living which made me suspicious immediately and true enough plans show it is only 200sqm once garage, portico and alfresco are included.

    Honest mistake or doing the Dodge?

    If it's 700k odd will be a fairly average return, owner would be lucky to make 10% after all costs, pre income tax.

    I thought it would be average at $800K, I am actually gobsmacked that these may only sell for $700K, similar product in Yokine would sell at $700K, Scarborough I thought superior area?

    the owner settled on the block in March 2014, happier days back then.

    He also purchased close to the peak of last boom, probably expecting end values to keep rising.

    I dont know the local market well enough to comment on the 700k estimate but I do agree it seems better value than the typical bog standard supposed "designer" 3x2 new villa in yokine

    They are nice villas and decent size with a theatre. @Jamie_ knows the area well but I would have thought mid 700s

    Yes, I noticed it had a threatre area?
    Perpahs $750K.

    WM similar spec/size to your Gwelup townhouses?

    I'd say spec is a smidgen above Gwelup - there is some serious tapware in that house plus robe fitout. Not sure that people will be prepared to pay for it though. Sizewise Gwelup was bigger with another bedroom.

    They really should have done a bulkhead in the kitchen above those overhead cupboards. Just looks icky.

    I would estimate that they want 700-720K for the back-780-800K for the front.
    Even still @ 1 mill for the block, all in costs, you would be loosing money?

    Dont mind that Maylands/Bayswater area.

    Also think Butler/West side of marmion to butler/Mindarie has some growth

    Like the Butler traino being close to the ocean brings those suburbs right into play of having both and not that far away from the CBD when looking to compare to places such as Honeywood/Aubin Grove bit further out then that area

    Looking at Perth....wow....the prices are screaming down......some suburbs are looking good for future redevelopment...

    Train line certainly helps that area. The Butler and Clarkson train station bring a CBD commute to a reasonable amount of time and they all get a seat on the way to the city being first on :p

    For me they are
    - attractive design
    - furnishability
    - unique concepts - 2 storey apartments, 3 bedroom apartments, one bedroom townhouses, single bedroom dwellings
    - large balconies
    - good variation in the site - not all 2 bedders etc
    - good light and ventilation around dwellings
    - raked ceilings, clerestory windows (only possible for top storeys)
    - 8 plus BERS stars and other sustainability measures

    I noticed this development when it came up for Community Consultation - the site has actually come up for sale this week with DA. These are not townhouses they are 2 storey apartments. Whilst I would have done extra work and made them with 2 bathrooms the concept for the site is actually very nice.

    Maybe they figure not needed as already approved?
    But yes it's lazy, what if you wanted to ammend DA or do a different DA

    Exactly. There is also a decent render and easier to read plans available, agent has chosen not to use. Just lazy.

    Agree with u concept is good though

    They didn't even put the block SQM in the ad @sanj, why are so many agents so bad?
