    hi all .
    Just wondering who is investing in the western suburbs of Melbourne ?
    iam interested to see where if so, and why there ? if you want to share
    iam looking at investing in the west later in the year if all goes well

    Prob around 250-450k something value add

    Hi there - not much you can do for $250-400k unless its a small unit say in Sunshine. Will need a bigger budget to get the right property - for the 'western growth' zone, look past footscray which for me is now 'peaking' and move further up the highway to braybrook snd beyond.

    Sytay away from Pt Cook and Melton which are H&L focused

    I live in Point Cook and would not recommend buying an investment here if you are interested in capital gains. Theres still a lot of land for development. And you would not get anything in your required price range. Btw the guy in Pt Cook who sold for $1.2M over capitalised, so I am told by ppl who know him.
    Werribee might be a better option for you.

    $400 will get you deer park, Tullamarine, Gladstone park, westmeadows, St. Albans, kealba, jacana (list is not complete, just what I thought of off the dome).

    I wouldn't be buying there now too. They're overpriced now

    Tullamarine, Gladstone Park, Westmeadows and Jacana are kinda stretching the "Western suburbs" definition

    Of the actual west suburbs, I'd choose St. Albans over Deer Park
