I feel another 20k wealthier thanks to my neighbours sale. It was a very quick sale too! I guess there's still quite a bit of puff left in that market. I feel its amazing that 620k gets you only a 2/1/1 unit about 16km out from city centre in Sydney whereas you can still have your choice of about 50% of houses in Brisbane for that sort of money... Anyway, I'm not complaining!
Love the Ryde... I was even born there.... (Ryde hospital, of course. ) Anyway... I bought my apartment in that block for a sub 300k purchase price less than 4 and a half years ago....
A close but dearly departed relo helped build that hospital. Early 1960s. Alot of the foundations were pick and shovel work on hard clay. Hard yakka so I was told.
Crazy stuff this Sydney market. It was only less than 2.5 years ago I picked up a house in West Ryde for 710k. Wished I picked up 2nd one while I still had the chance.
When I was a kid my mum used to go around and deliver dinners to the patients at the hospital, she used to wear these blue nurses type dresses to work and she did that for a few years. So she'd work evenings, my dad had a regular FT day job so there would generally be one parent at home while we were there (I have 3 sisters so in total we are 4 girls).
Based on comparables, about $1.7-$1.8m on the open market. I've got a near new 4 bedroom and 2 bedroom on the site (cost $300k to do). Across the road sold for $2.35m earlier this year. That had a bog standard McMansion on it.
Neighbour sales are great for valuations too Bought an apartment in Chatswood/North Willoughby/Willoughby North/Willoughby for 720, neighbour's sold for 960. Market obviously helped, as well as a suburb confusion glitch in domain/RE that meant the property only showed up in specific searches. Glitch fixed in time for the neighbour's sale and bank reval'd my apartment at 950.
I've got a 2 x 1 x 1 in Riverview St that was valued by the bank in April this year at $550k. Similar properties in the street have sold in the past few weeks for $675k, $690k.
