For strata apartments whereby electricity and water is paid as part of the strata fees, is this charge paid by the landlord or is this reimbursed by tenant?

Probably easiest to take charges into account and include in the rent.
If charged in this way, tenant usage won't have much impact.

It is part of the strata levies. You cannot charge strata levies to the tenant.

General rule of thumb is you can only charge what is individually metered. If you can't prove exact usage, it'd be particularly hard to charge fairly.

The fact it is included in strata fees does it mean its not individually metered?

More than likely - ask your strata manager how the figure is got to.

I agree to take these charges into consideration with the price of the rent. They will not be individually metered and you will not be able to charge the tenants for these costs.

Needs to be individually metered to pass this charge onto the tenants

Whatever it is add 25% on top and an admin fee and if the do not pay contact @datto to send the mates around........

Otherwise if you do it the straight way you pay the lot.

Yep, and my fees include free, yes that's right, free smoking of the tyres outside the nominated premises.
