    Up close for the kitchen detail

    It's not a very big kitchen. The left cupboard is the pantry but due to the layout of the kitchen with oven, sinks, dishwashers we couldn't fit a microwave recess so we've carried the benchtop into this cupboard and installed a power point so it can have appliances in it as well. It's like a french door fridge but it's a pantry :p The space in the middle under the window is for a 900mm freestanding oven

    Kitchen bench side. I'm a huge fan of making all drawers wider and only have a bank of 3 instead of 4. The top drawer will be cutlery and the bottom 2 drawers are deep enough to house dinnerware, glassware etc.

    Is there a particular reason for free standing oven over built ins? Or is it just personal preference

    @FrivolousPanda In this instance it was the style of the house. As it's a character home I felt that a free standing cooker would suit the style better than a built in one. This is the cooker - it's just a Euromaid model so not terribly expensive - I think around $1600.

    My main bugbear with most freestanding ovens of this size is that they are legs and there is this space underneath that is hard to keep clean and just becomes a giant oily dust bunny location. This oven goes to the floor and that is a drawer at the bottom where you can store trays

    I have seen the freestanding stove/oven thing in that style of house before and it really suits. It's also a more upmarket look, which is suitable for the area.

    Question for you WM, are the built in robes a value add or more of a tool to modernise to help the place move?

    This was a really hard decision. In the end, the client who owns this one made the call. Older houses have poor storage and although it makes the room a bit smaller it was a choice of do it now - but simply so that the future owner can customise to their tastes/needs or leave and turn off people who do want built ins.

    If they decide to rent out and not sell straight away then the robes will be very appreciated by tenants.

    This project is really interesting. It is very similar to one I was looking at in North Perth to retain and renovate the front house and subdivide the back land. Even on the feasibility I did it was pushing my finances a bit close to breaking point so moved on to the next option; with a promise to myself that i'll give one of these a go in the future.

    It does take awhile to find the right one. This one was purchased in the low 700s and I have a client who settled on Friday on another retain/reno/build in Mt Lawley that was in the higher 700s. That's not to say that something in the 800s doesn't make money, it's just got to be the right one and Campion didn't cut it for me either.

    Duct the flume straight out through cavity to outside?

    Love the size of shower and bath combo, definitely need a rain shower and hand held combo

    @Westminster i may have missed it somewhere stated but is this a custom kitchen from a joinery or an ikea et al kitchen?

    I've just recently started to use ikea kitchen and semi customise it with my own branded appliances, flashback and stone and tbh ive found the cost saving to be with while for renos. Unless we're talking really high end renos, ikea kitchen has surprisingly surprised me.

    Normally I am bulkheads all day every day but with the height of these ceilings they would be quite substantial so we'll duct out through the wall.

    Bathroom fixings are now in and boy does it look good. The head on the rain shower head is ginormous!! I'd love to post up a photo but it's a bit filthy at the moment.

    This is a custom kitchen. I have previously looked at Ikea but often the sizes don't work or the cost ends up the same. The kitchen in this isn't terribly expensive - I think $12k including all appliances and stone.

    Looks schmick!

    How well do wooden floors last in the kitchen? I always figured tiles would be more durable. Do wooden floors stain or get permanent water marks?

    It's quite traditional to have floorboards in the kitchen in these types of houses. I find that original floorboards are much more impervious than newer/modern flooring. The durability will depend on what type of sealant is put on top. These are Jarrah so very hard wearing, mop with a damp mop with a mix of metho + water will help it dry quickly without streaks.

    Personally I don't like having separate flooring as it interrupts the flow between areas.
