    You mentioned in another thread you were watching a SBD in Tuart Hill. You are up against so many other villas etc, in same price range In that suburb and surrounding suburbs. I wouldn't consider doing SBD in those areas! I'd imagine Warwick would be very different. It would be interesting to get feedback off an area specialist if there is one for Warwick. I saw a 'selling houses Australia' episode on a family home on Hamersley recently. :) I agree, your usual specs would be great here. In Kingsley anything under $500,000 usually sells quick.     @Redrum - take a read of this regarding split coding. Each council is different also and you need to meet their criteria to get the higher zoning.
